Susan Hall represented us in the sale of our home at 13 White Tail Way in Annandale, NJ. We were considering a different real estate company and agent, but at the last minute decided to interview others. I used to walk my dog in the development daily and saw Susan Hall's Coldwell Banker For Sale sign in front of a neighborhood home one day, and in less than a week, that home was Under Contract. I called and met with Susan a few days later. She reviewed her extensive qualifications, knowledge of the local housing market, specific recommendations to get our home ready for sale, and suggested a listing price. My wife and I were very impressed with Susan's experience and professionalism and knew right away that she was the right agent to represent us. Upon selection, she immediately schedule a photo shoot of our property. She uses a local photographer who not only provided professional photographs, but also provided floor plans and an amazing interior and exterior drone aerial video of the home, property and surrounding area. The home was listed on Tuesday at 10 AM, and by noon she had already received multiple calls from prospective buyers agents to see the home. The home went under contract at full asking price 2 days later. One under contract, Susan coordinated all of the many details including the buyers home inspection, water testing, radon inspection, certificate of occupancy applications and township inspections. She professionally handled all of the negotiations regarding home inspection items and made sure our interested were well represented and protected while keeping us completely informed. For anything that needed outside vendors from contract signing through to the closing, Susan had contacts for anyone that we needed. Also, and most importantly, she was ALWAYS available when we had a questions or needed something .... she even met us in her office late on a Saturday night. I am not one to write recommendation letters, and this is prepared unsolicited. Admittedly, I have very high standards in dealing with professionals, businesses and other individuals .... and I'm not easy to please. I would like to pass on my experience working with Susan Hall in selling my home. From the very beginning until she listed my home a few weeks ago, she has been excellent. It all started over 8-9 months ago when I first contacted Susan. She immediately responded and offered all sorts of help and advice on selling my home (tis was way before I actually put my house on the market). She explained that the market was very active and the inventory was low and it was a good time to considering putting my house on the market. She sent me some examples of her showings and they were very impressive. She also explained the benefits of using Coldwell Banker. I then started getting my house prepared for the market. finally, when it came to interview various real estate professionals, I selected three. Susan by far had the best approach and marketing plan. She was very easy going, friendly, professional and definitely knew and "understood the Clinton and Hunterdon County market". What really impressed me and my wife was the "range" and "scope" of Coldwell Banker and how this would "play" into her marketing strategy. She as "on top" of every detail of the listing and showing process. My wife and I would also look at other houses on the market an how they were listed and we would ay "this listing would bot pass Susan's standards". I was in doubt about the overkill of the drone video and the video walk-through but after seeing how professional it was done -- I am now a believer!!! At the time of the "showing" it was a very, very, very active and trying first few days but Susan kept us informed and had a steady hand on the entire process. In reviewing the offers she thoroughly explained each and listed all the "pros" and "cons" of each offer. After selecting one we went about the process of scheduling the various "inspections". As you know this is a very "trying" time listening to people tell you all the "things" that needed fixing in your home. But again, Susan was there!!! Finally, during the negotiations with the buyer, Susan provided the right advice at he right time and her sound judgment and experience -- paid off!!! We are almost done and moving ahead with some final inspection issues, but I am confident Susan is only a "message", "e-mail" or "phone call away" if we need any help.
